Getting started
How do I set up my first property?
Open the Properties tab, tap Add Property, and enter the name, address, property type, currency and timezone. Then add units to the property and assign tenants to each unit.
Can I add a property with just one unit?
Yes. Many landlords manage a single house or flat. Add the property, add one unit (e.g. “Main”), and you’re ready to log requests.
How do I change the currency or timezone?
Open the property, tap the overflow menu (three dots on iPad, pencil on iPhone), then select Edit. Currency and timezone are set per property.
Maintenance requests
How do I create a request?
From the Dashboard, tap New Request. Or navigate to any unit and add one from there. You’ll need a title, and can optionally set the priority, add photos, a description, estimated cost and a contractor.
What are the status options?
Requests follow this flow:
- Reported — the issue has been logged
- In Progress — work is underway
- Waiting — waiting on a part, contractor, or tenant availability
- Resolved — the issue is fixed
You can move between statuses using the buttons on the request detail screen.
Can I attach photos?
Yes. Each request supports up to 10 photos. You can take a photo with the camera or choose from your library. Photos can be reordered and captioned.
How do I share a request with my tenant?
Open the request, tap the overflow menu, and select Export PDF. You can then share the PDF via email, AirDrop, or any sharing method your device supports. There’s also a Send to Tenant option that composes an email with the PDF attached.
Contractors
How do I add a contractor?
Go to Settings → Contractors and tap Add Contractor. Enter their name, phone, email, trade and any notes.
Can I assign a contractor to a request?
Yes. When creating or editing a request, you can pick a contractor from your saved list or add a new one.
How do I see a contractor’s past jobs?
Open Settings → Contractors, tap a contractor, then tap View history. This shows every request they’ve been assigned to.
Tenants
How do I add a tenant?
Navigate to the unit, then tap Add Tenant. Enter their name, email, phone and move-in date.
What happens when a tenant moves out?
Open the unit, tap Move Tenant Out, and enter the move-out date. If the tenant has open requests, you’ll be asked whether to leave them open or resolve them all.
Can I delete tenant data for GDPR?
Yes. Open the tenant’s profile, tap the overflow menu, and select Anonymise. This replaces their name, email and phone with “[Removed]” while preserving the request history.
Backup & restore
How do I create a backup?
Go to Settings → Backups. You can create a Full backup (data + photos) or a Light backup (data only). The backup is saved as a .tenantpad file that you can store wherever you like.
How do I restore from a backup?
In Settings → Backups, tap Restore and select a .tenantpad file. This will replace your current data with the backup contents.
Can I move my data to a new device?
Yes. Create a full backup on your old device, transfer the .tenantpad file (via AirDrop, iCloud Drive, email, etc.), then restore it on the new device.
Privacy & data
Does TenantPad collect any data?
No. All data stays on your device. No account is required, and no personal information is transmitted anywhere. See our Privacy Policy for full details.
Does it work offline?
Yes. TenantPad is fully offline. No internet connection is needed for any feature.
What about analytics?
There is an optional analytics toggle in Settings (off by default). When enabled, only anonymous crash reports and technical data are sent — never any property, tenant or request information.
Troubleshooting
The app won’t load
Try closing and reopening the app. If the problem persists, uninstall and reinstall. Your data will be lost if you haven’t created a backup, so always keep a recent backup.
I can’t find my backup file
Backup files have the .tenantpad extension. Check your Files app, iCloud Drive, or wherever you saved the file.
Photos aren’t showing
Make sure you’ve granted TenantPad permission to access your camera and photo library in your device’s Settings → TenantPad.
